With 3 months to go to graduation and a full time position waiting for me at the shop I'm currently working part time at, it's time to take stock and look at where I and the Wiff need to be at after graduation. Our current living situation is very untenable at the moment, as rent and my cost to drive back and forth are about 1400 a month at present, not taking into account for almost another 1200 in bills and living expense that will need to be covered.
So we are hunting for a house closer to work. I'm thoroughly excited to quit throwing money down a hole and actually own a place I can change if I want to (and the bank account and Wife allow it lol). We should have our pre approval on monday then we are off and running for the hunt. We've got one place in mind already, and I'm waiting for some more listings to get some more options.

Owning is great and stressfull at the same time. Its yours to do what you want with but it's all yours to maintain, fix, and pay for when something breaks! Looking for houses is fun but negotiaging the sale can be daunting!
We bought our house in 2006 and will be putting it on the market in the spring. I'm excited and nervous about the process cause we've never had to negotiate selling a house while trying to buy another!

Looked at some houses today. Found 1 that we like, 1 that we kinda like and the rest were garbage.
Also, for anyone looking to move to the Cleveland OH area, look up Brett Miller @ Howard Hanna real estate. Super nice dude and he's pretty much a one stop shop for everything you might need property related.

packing and cleaning began in earnest today. Landlord wants to start showing the house soon for sale or lease, so we gotta spiff the place up. Plus starting now will reduce the headache for when M-day comes and we step into the ranks of the landed gentry lol

There are a couple of places I'm keenly interested in and a few others that look ok. Either way we need to find something soon, Dec 21st our lease is up and I told our landlord we will not be renewing.

One piece of advice, avoid short sales they are nothing but headaches. I had one that was on 1 acre of land and had a 4 car garage but some underhanded shady stuff happened and it got yanked out from under me. All in all I am quite pleased with the place I have now. enjoy finding a place that can fit you for up to 10 years down the road. Good luck, hope your closing goes as smooth as mine went

If we get this house, we are planning on adding a concrete pad to the left of the garage for my trailer to open up a little more driveway space. I don't have any other pics because we didn't take the camera with, but it's a pretty nice house, all hardwood flooring under the carpet and a full partially finished basement. Roof is newer, it has a new high efficiency furnace and is structurally sound.

yeah, now we start the dance. There's one area of the foundation that is a little concerning, but the agent we are using said it's not a big concern, just may need to be dug out on the backside to relieve some pressure, but everything else looked good.

That's where we got lucky with our real estate agent. he's also an appraiser, contractor and knows everyone, who's good and who's not lol. He's got an inspector that he uses who is friends with a structural engineer, so we're in pretty good hands.

He told us today he thinks we could get that house for the mid 50's or even a little less pending the result of the home inspection. Which leaves us room on our mortgage pre approval for the concrete pad I would like poured for my trailer and to create some more drive way space for us. Plus I just found out that we are getting any appliances we need for the house for I and my wife's combined christmas/birthday presents. Which will help IMMENSELY since the minimum we were looking at for decent appliances was in the 5k range (fridge, gas stove, dishwasher, washer, gas dryer), which will free up cash for me to get set up in the garage. got big plans in the works that should set me up big time as long as I don't get lazy.

Congrats! My dad has worked in real estate as far back as I can remember, minus a change of career for a handful of years when the housing bubble burst. He's back at it now in real estate. I've always loved House Hunters and HGTV because of growing up with a dad in real estate :lol: Congrats on the house and DEFINITELY take advantage of the inspector and pay close attention to make sure they're checking everything.

Is that because he has something to gain/lose by making/losing the sale?
Wouldnt the agent be held to some kind of liability...whether based o disclosure or something if he recomended an inspector that would hide anything.

I gotta agree with above, this is a big investment use an inspector that's working for you not the real estate company. In no way am I suggesting he's shady at all but after 15 yrs in the field as a service tech mostly plumbing I've seen my share of inspectors that didn't always have the new owners best interest in mind. Just my .02$. Well worth having your own guy take a look.

Problem is it may take yrs for a problem to become bad enough for you to know it exist. Specially in crawl spaces etc
I just went to a house the other day, young guy just bought it, first house. I found $12,000 worth of stuff that needed immediate attention. The inspector said nothing was wrong. It was a tight fit in the crawl and he simply didn't go all the way in. That happens a lot.

That's because he doesn't want to be to blame when an "inspector" "misses" something. I bought my house from a bank that that "took care" of the "inspection". After it came back that the previous owner cut the plumbing in a final act of rebellion, the bank had "their guy" do the "repairs". 2 years after closing on the house I was in the crawlspace to find the drain piping had been electrical taped together and siliconed and no hangers were used on the supply lines (imagine a maze of 1/2" cpvc draped from floor joist, to ground, back to floor joist). Call the bank back and complain??? Nah, they "sold" my loan to another bank, which "sold" it to another.
Now I said all that not to blatantly overuse and misuse quotations, but as an example of trusting no one. I felt as if I could trust a small hometown bank. I was wrong. I actually got to talk with another contractor that bank uses several years ago which told me that they are told by banks to do just good enough to sell it.
Let your realtor do his inspection, estimate, etc. But before you buy anything pay an inspector of your own choosing to do an inspection. If any work is needed to the home, have a contractor come out and give you an estimate on what it will take to make it right, not just "good enough to sell"

My dad has been in real estate for over 15 years and he has a few home inspectors that he recommends because he knows they're thorough, trustworthy, and they give the home owner a ton of information at the end of the inspection for things that are recommended, need immediate attention, and what would be red flags to stop from continuing with the purchase. I can't imagine working with a realtor who doesn't have an inspector they recommend, that's just rude. A good realtor is going to know good inspectors -- they're in the business and SHOULD be using an inspector on every deal they do. So if you can't trust your realtor's judgement on a home inspector, you shouldn't trust the realtor.
Keep in mind - at the end of the day, the inspector is working for YOU, not the realtor. YOU should be at the home inspection, not just relying on the realtor to handle it. When I had my home inspection, my dad (realtor) recommended a specific inspector because he was good with first time home buyers (which I was). He explained everything to me as we walked around the house and inspected everything. Even down to how to reset a circuit breaker if it ever blows. Yeah I already knew how to do that, but he still walked me through a ton of things that first time home buyers might not know. At the end of the inspection, he had a booklet which detailed everything he inspected with comments on each item. Then he also included literally a book which was a reference on common problems with houses and how to resolve them (IE: build up a sloping grade against the house so water drains away from the house and not into the foundation).
There's obviously a ton of shady inspectors out there who don't do a thorough job.... your realtor should know who the shady ones are and who the trustworthy ones are. Having to pick a random one out of a phone book because my realtor wouldn't recommend one to me just seems absolutely ridiculous and risky.

In a perfect world every realtor and inspector would have morals and values like your dad. Unfortunately that's just not the world we live in. It's a shame! I'm glad I'm in the industry so to speak so I know who to trust and what to look for when something seems suspect.

That's what we are doing. Now the ball is in the seller's court. We're waiting for their counter offer (we lowballed, they will counter) and then we'll go from there. Hopefully they don't take too long and we can get a closing date in the first week of december so we have a little time to spiff up the house before we have to move everything over.

Don't be disheartened If your closing get pushed back multiple times. I bought a bank owned property and my first closing was December 17. I finally closed on February 29th with the bank want to push back again. Luckily my Realtor put his foot down and tracked down the banks agent and figured the issue out in 1 hour...BS addressing issues.
I also felt the burn of a bad inspection. He couldn't get to a certain crawl space under my bathroom and just said it might cause problems but didn't know for sure. That "might" covered his ass when my plumbing failed similar to Firebird_1995's. Sadly, there are no regulations here to be an inspector other than having a business license. No accountability.

Keeping my fingers crossed for ya! Here in Detroit area if you don't offer close to full price the sellers may not even counter offer. Houses in our area that are priced right usually have an accepted offer within 14 days and almost always sell for full price or more than asking. But my dad did just go back and forth with a bank with 12 counter-offers before it was finally accepted.:lolsign:

This house has been on the market for 60 days now, and I'm pretty sure that we're the first offer they've had on it. Our agent is confident that we'll get it for low 50's

Ok, an update.
We won the bid war, but the seller wouldn't disclose what was wrong with the house until after we agreed to a 203k rehab mortgage, plus somewhere between 3-5k in additional consultation and inspection fees, so we declined to proceed and we are back in the hunt. Have a couple of prospects that we are going to look at tomorrow that look to be in MUCH better condition than the last one.

yeah but we would have to pay out of pocket for our inspector, plus the additional fees from the lender's inspection. It was starting to add up to a chunk of change we could use to just buy a little more expensive and nicer house so we passed.

It's alright, we found a MUCH better property. It's a little rough on the outside, but it is really clean and very nice on the inside. Plus the garage is already set up for a gearhead and it has a humongous driveway. The freaking garage has a beam hoist in it! Plus a massive work bench with drawers already. probably going to have to put 15-20k into it right away for concrete, siding and to fix up the front porch but the house inside needs nothing.

My wife wants a bigger oven. That one is tiny. Will probably mean ripping out the cabinets though and redoing that part of the kitchen.
That house has a huge amount of storage space.

Well we lost out on the second one. Someone moved in with cash money so we got turned down. Gonna try looking in a little bit higher price range since we are striking out in our original target zone. Seen some nice places that look move in ready so I think we are going to bite the bullet and spend the extra to get in one.

I went through the same thing man. I ended up buying something that needed a ton of work but I am not on a deadline either. Good luck though. If you are looking for a few things for the house though check into pizarrio brothers auctions. They have building suppy auctions all over the east coast and I bought alot of stuff to redo my house for around 1/4 of the price

That awesome feeling of relief when you search the house you are buying and all the big sites have it marked as contingent or sale pending. Home inspection sometime in the next few days, then get the loan in order and play the waiting game!

On to the next step. We have to sign a form to remove the contingencies from our contract, then set up an appointment for the formal loan application. Then after that all we have to do is wait. The end is in site!

Got the appraisal back monday, and now literally the only thing we are waiting on to finalize everything is a statement from sallie mae about what my student loan payments are going to be. And I must have got the new guy yesterday, because I had to call them again today as they sent me the wrong statements. And the lady I talked to today knew what I needed, why I needed it as soon as I said I needed the projected payments.

Got some good news, and some not so good news.
Good news is that we will be closing on the house.
Not so good news, is we don't know exactly when yet. Due to an arcane and here to fore unheard of mortgage regulation, we have to wait until at least Dec 18th to start the closing process, if not the end of the month.
So it's not a matter of if, just a matter of when. On a side note, my landlord agreed to a month and a half extension, so we have plenty of breathing room should anything else arise. For those who might be curious, we are at the underwriter now, so we are very, very close.

Yeah, it's actually working out better this way. WE won't be in such a rush to move when the time does come, so it'll be more orderly and deliberate than throwing everything in the trailer and lets sort it out later.
